The investors are coming -- flippers, absentee buyers, rental property investors -- but this time, instead of being considered speculators they are getting some credit for helping to move the housing market out of neutral instead of driving it into the ground.

Real estate investors once took in on the chin for the kind of speculative behavior critics say contributed to the last boom-bust cycle. But now the perception has changed and investors, at least a certain segment of them, are getting a pat on the back for helping housing get up off the mat.
